Pre-construction meetings, site inspections and construction compliance statements
Before and during construction, we need to ensure that what you are building what was approved at the design stage.
When you have engineering approval from Auckland Council, you may need to apply to the council for a pre-construction meeting. This meeting is to assess the approved plans, and discuss the building elements and schedule.
If appropriate our compliance inspectors will attend the meeting and confirm the monitoring schedule. This can include site inspections or audits, and is based on the risk level of your project.
For a list of the construction standards and checks you need to follow, see the construction sections in the Engineering Standards Framework.
The compliance statements that apply to this stage are:
CS3 Construction works
You will be required to submit CS3s signed by the qualified contractors who did the work. The number of statements will depend on the project.
CS4 Construction monitoring
For any development other than low-risk projects we also require a CS4. This must be completed by the design engineer who monitored the construction works. Our construction monitoring requirements are set out in the Construction Monitoring Framework.
Please send CS3s and CS4s to email@example.com
We will provide support and advice on using compliance statements and welcome your feedback. Phone (09) 442 2222, press 4 or email firstname.lastname@example.org
For more information see Compliance statements.
Consultants and contractors are required to self-certify their work with compliance statements and provide quality control evidence. This largely eliminates the need for scheduled inspections. However, we still carry out audits randomly at different stages of construction.
High-risk developments may still need scheduled inspections. We will confirm this at the pre-construction meeting.
If you require an inspection in addition to those agreed at the pre-construction meeting, please email email@example.com and include your EPA number in the subject line.
Please allow 5 working days for us to book an inspection.
Inspections are charged on the basis of planning, travel and time on site. View hourly rate for new connections/site inspections (PDF)
